The Broker Conflict of Interest — Explained
Paid by Developers, Not You
Every broker is paid by the developer — typically 2–4% of the transaction value. On a ₹5 crore deal, that’s ₹10–20 lakh of commission income that exists only if you buy from their recommended project.
Volume Incentives Drive Recommendations
Developers offer volume-linked incentives for brokers who sell more. The project they recommend most aggressively is often the one with the best incentive structure, not the best opportunity.
Can’t Negotiate Against Their Principal
A broker cannot negotiate genuinely hard against the developer who pays them. Your negotiation leverage is structurally limited when a broker is involved.
No Incentive to Say No

Yes. Independent validation of a project you’ve found elsewhere is one of our most requested services. We’ll give you our honest assessment — confirming it’s a good decision, flagging concerns, or identifying a stronger alternative.
What if your recommendation is to not buy right now?
We’ll tell you exactly that. Advisory without the courage to say no is not advisory.
Do all Indian real estate advisors work this way?
